Finishing – Most hardwood floors are sold with some form of factory finish. These consist of protective coats of polyurethane, aluminum oxide, or a combination of both, that are applied to protect the wood from wear and tear. The latest available factory finishes have been formulated to make hardwood flooring more scratch-resistant. In case you purchased unfinished flooring, it will still need to undergo finishing once the floors are installed. However, the quality of the finishing will not be as good as if it were finished in a factory.
Engineered Hardwood Floors – Engineered hardwood floors are a laminate built from multiple ply layers with a thick hardwood veneer wear layer on top. The veneer layer is available in almost any exotic hardwood species with exotic color and grain patterns. Engineered hardwood floors are more resistant to moisture than natural wood flooring, which adds to their appeal because they can be installed in damp regions of the country and in basements with relatively high humidity levels. Some brands of engineered hardwood floors have a thin wear layer that can be recoated but you cannot sand the floor to stain it or completely refinish it. These less expensive brands have an expected average life span of 30-40 years depending on usage patterns. Other brands and styles have much thicker wear layers (5/32 inches) that can be sanded and refinished up to as many as 5 times with an average expected life span of from 60-80 years. Thicker wear layers are sawn from the log whereas thinner layers are scraped or sliced. High tech glue is the bonding agent.

Direct rays of the sun often produce extreme temperature build-up on hardwood flooring material surfaces not blocked by modern advanced engineered glass of today's windows. Closing of drapes to protect wood material contradicts the original intent of installing such flooring material, to reflect light in an otherwise dull and dark room. Adequate application of an approved wax, protects the top and under-lying surfaces, blocking all harmful expose to sunlight, maintaining and protecting the flooring surface with an coating of the top layer continuing the warmth and relaxing nature that hardwood floors provide to any interior room.
What is the structural and surface warranty? This is a very important part of choosing a hardwood floor. Anyone can put a 25, 30, or 40 year warranty on the finish of their product but the real question is; will they stand behind their warranty. Many large hardwood flooring manufacturers have warranties that are up to ten pages. When you read through the entire warranty and all of the exclusions it really gives the client the impression that there is actually no warranty at all. The problem is most consumers don't take the time to read the warranty and are shocked when they find out the issue they are having with the flooring is one of the ”exclusions”. Most warranties will say that there is an industry standard of 5% margin for error which means that when your entire floor is complete the manufacturer is allowed to have 5% of the boards defective. That means a finished floor of 1000 square feet would be allowed roughly 100 boards with any kind of defect.
